Investment Philosophy
We are a small group of investors focusing on the Cleveland residential and mixed-use market with over $5M in AUM. Our model of success is predicated on three tenets:
- Data-driven approach at each step of the real estate operation. Our team has a background in engineering, finance, and data analytics. We use these tools to inform decision-making from acquisition to operations and disposition.
- Excellence in execution. We are focused on growth and believe that the only way to sustain it is by keeping the core operations as lean and efficient as possible.
- Intricate knowledge of the market. Part of our team was born and raised in Cleveland. We aim to have deep knowledge of the area to access the best opportunities available.
We currently hold over 40 doors and are continuing to expand opportunistically.
Investment Strategy
Purchasing residential and mixed-use units that yield the highest IRR (targeting 15-25% IRR, over 7-10 years), subject to guardrails on cash-on-cash, cap rate, and DSCR. Our approach is based on:
- Purchasing, rehabilitating, and renting out distressed properties in Class A and Class B neighborhoods (the BRRRR method) in the Greater Cleveland Area (ref).
- Focus on moving properties upmarket.
- Balancing consistent, near-term cash returns and long-term capital appreciation (ref).
- Highly operationalized/internal acquisition and remodeling operations with built, proven, and strong partnerships on advantageous terms with a property management team and financing partners.
- Focusing on highly qualified tenants at premium prices.
Partnering With Us
We’re on the lookout for properties in the ≤12 unit range (excluding single family homes) in the West Cleveland area. If you have potential properties drop us a line. We’ll assess/underwrite the property, make a fair bid, won’t re-trade, and can close within 1-3 weeks for most properties (especially if ≤6-8 units).
